Once we get into escrow, there will be a number of documents provided by title about the subject property. One of these documents is the CC&Rs. These are the rules of the neighborhood. The acronym stands for Covenants, Conditions and Restrictions. The goal is to protect and enhance community value by having rules to abide by. This can include items such as upkeep of your yard, colors you can paint your home, whether or not you can park your car in the street. Non-compliance with CC&R rules can result in fines, or even lawsuit.
It is important to read through all of these documents to make certain you understand all rules of the community.
