Once we get into escrow, there will be a number of documents provided by title about the subject property. One of these documents is the NHD or the Natural Hazards Disclosure.
The purpose of the NHD is to disclose if the home is in a hazard area. It is required by California law to be disclosed and paid for by the Seller and provided to the Buyer. Hazards include fire, flood, earthquake, naturally occurring asbestos, soil hazards, dam failure inundation, landslide susceptibility, liquefaction susceptibility, ground waster, ground water contamination, radon gas potential, protected species/habitats, airport proximity, notice of duct sealing requirements, military ordnance and defense sites, areas of industrial/commercial use, notice of mining operations, oil and gas well proximity, notice or right to farm, land conservation determination, property tax records, among other items.
